AKUMAL / Residential - Future Project - How to design a sixty-seven multifamily residential project that respects a challenging building code, a complex topography and size restricted site while creating something truly unique? It all starts with a circle at the center of the site that organizes and creates an initial point of tension. This epicenter enables two main axes that create an intersection that will become the project´s heart. A subsystem of different centers generates common outdoor spaces organizing the project and creating an interaction between them. These components set up the building’s footprint. The architectural piece is inspired by the integration of the site, its natural surroundings and the orientation to the four different panoramic views. A piece that responds to the needs of future users by designing a horizontal building with long façades which allows all apartments to have natural lighting and ventilation as well as great views of San Pedro Garza García. The solution was to stack three clusters, two of two levels at the basement and the top and one with four levels at the middle in order to create a fluid and dynamic building. Its shape has an interesting geometry that responds to minimize the vis to vis from all the apartments and create privacy in each of them. How to create different experiences in a residential horizontal skyscraper? Akumal provides different experiences. The sense of arrival seeks to create and immersive experience for the user and generate a sense of curiosity to discover the different spaces, explore the project and perceive the changes in scale and proportions of the project, producing interesting plays of lights and shadows. Subsequently, different experiences are created in the main lobby called “The Oculus”. A contemplative space that takes natural light from above and it is located in the hearth of the building and connects with all the residential cores of the residential units and also connects with the common areas, such as wellness, social and outdoor amenities. The design of the different residential typologies is unique. Every unit has its own private views depending on the orientation. All units are designed with exterior terraces that give the possibility of play with interior - exterior relations of the apartments.
