The architecture is shaped by its connection to the natural environment, responding to the rhythms of the ocean and the shifting coastal breezes while maintaining a considered relationship with its urban context. The design creates a place of sanctuary and openness, where the elements are welcomed and curated to enrich everyday experience. A defining experience of Cala Dei occurs at ground level. The terraced, open-air lobby is an atmospheric space where reflective pools and stone terraces form outdoor rooms for casual gathering. Subtropical gardens soften the built environment, and coastal breezes flood the undercroft, creating a shaded, cool microclimate. The ground plane is designed as a civic gesture, inviting both residents and visitors into a public-facing space that transitions toward the sands of Coolangatta Beach. The building’s façade expresses a sense of movement, inspired by the coastal landscape. Apartment floors gently shift, giving the northern verandas a subtle curvature, while the eastern and western elevations present a more pronounced undulation. Vertical batten screens create this rhythmic form, evoking the texture of driftwood caught in a breeze. These elements also serve a functional purpose, reducing heat loads, ensuring privacy, and providing a dynamic play of light and shadow across the façade throughout the day. Cala Dei responds sensitively to its context. The frontage along Marine Parade and Boundary Street follows established street patterns, while the southwestern interface increases its setback to preserve light and privacy for the neighbouring property. The architecture balances the scale of a high-rise with an attention to human-scale detail, maintaining a respectful and engaging relationship with its surroundings. Sustainability is integrated into every aspect of the project. Natural ventilation, daylight, and solar shading contribute to passive climate control, reducing energy demands. Ocean Protect stormwater filters capture pollutants before they reach the coastal ecosystem, and porcelain tiles, certified by Global GreenTag Australia, replace more resource-intensive natural stone finishes. These tiles are VOC-free and support a healthier indoor environment. Biophilic design elements connect the architecture to the coastal landscape. “Sky Gardens” on each floor incorporate climbing and hanging plants within the scalloped façade, softening the built form and enhancing the connection to nature. At ground level, “tidal pools” contribute to the cooling effect of the undercroft while providing a visual reference to the nearby shoreline.
