Iron Creek Bay Farm Stay has breathed new life into an existing farm ready to take the next step in agricultural development and provide a high-quality example of mixed uses co exiting on the same parcel of land. The proposal is about creating a farm stay accommodation linked with a farm store/ farm restaurant to develop agricultural synergies that operate on the farm and to adaptive reuse all the existing farm buildings into repurposed use. The property has been designed around five key targets: 1. Design and build towards a low carbon footprint for carbon capture and storage across the site. 5500 m3 tonne of CLT. 3250 m3 of plantation-grown hardwood cladding. 2. Strive only to use Australian-grown and manufactured products. 3. Deal with the power generation (microgrid) and water and sewerage deposal onsite—six hundred forty solar panels and battery storage across the site. 4. Cater for family groups and budget traveller's experience. 5. Cater for a growing tourism market that is both local and international and based on short stays and a base from which to explore the surrounding tourist destinations. The scenic landscape and the project's built form have been considered a single interwoven environment to create a uniquely Australian rural space. The precinct's external colour palette and materials reflect the Australian landscape incorporating charcoal, plantation-grown hardwood timbers and native plants—the project endeavouring to create buildings that respond to the landscape and an experience of an agricultural farm. The underlying factors for the development are to ensure that the project is environmentally sustainable. Misho + Associates architecture showcases an intimate relationship between form and function and the essential overarching issue of sustainability. The design is purified to its essence, and the architectural record speaks directly to the process of spaces in a programmatic sense. Simple lines and expressive materials form the palette for the interiors. With environmental design at the forefront of each innovation, Misho + Associates seeks to dialogue between architectural form and context, an unrelenting attempt to understand how simple natural processes can inform architectural form.
