Life Hub @ Bund Central is a mixed-use complex consisting of a retail mall and a 180m tall office tower, existing as part of the urban regeneration of the larger Hongkou Lot 18 in Shanghai. The site’s holistic masterplan reflects the relevance of Hongkou District’s rich heritage against Shanghai’s fast-paced development, featuring Gongyi-Fang, one of the largest conserved in-situ ‘shiku-men’ neighbourhoods; Hongkou Cultural Centre and the Shanghai Literature Museum. Life Hub @ Bund Central connects with these programmatic clusters in the Heritage Zone through a system of pathways and activated plazas that carve out visual sightlines and reframe relationships between programmatic adjacencies. Urban Interfaces: Composing the City Gallery The development sits at an important junction along North Sichuan Road and Haining Road, sculpted in response to urban forces. Anchoring the south, the office tower rises as a series of stacked blocks and open terraces that open up towards the iconic Shanghai skyline. This slides into the podium, which presents itself as a City Gallery with retail boxes and open terraces, accented by the City Window that looks towards The Bund. Textured striations of grey ceramic and aluminium panels on the façade draw references from the palette of existing urban fabric and break down the scale of the development. The horizontality is intentionally aligned to reinforce the city’s main thoroughfare. Festive Plazas: Spatial Dialogue between New and Old These fluid layers break down into progressive waves of terraces as they sweep to the north, stepping down to receive the conservation buildings and reveal a theatrical dialogue between the new and old. At the interface of these liminal spaces are Festive Plazas on different planes, shaped by swinging main entries away from the Heritage Zone. On the ground, transparent double-volume shopfronts mark the datum of adjacent conservation buildings. Subverting the Traditional Retail Experience Circulation through the mall weaves the interior and exterior environments together. Sky courts puncture the mall to introduce natural light and visually connect the mall’s main atrium with outdoor themed spaces. The sky court on the fifth floor offers outdoor dining with a view into the main atrium, while the one on the seventh floor features a restored Jiang-nan stage pavilion, creating a unique cultural destination within the urban retail setting. The terracing form of the mall extends the connective relationship on plan to the development’s elevation. Gentle slopes and steps lined with planters connect shopfronts, living green walls and outdoor retail areas to create an animated Garden Walk, planned with strategic access at every level. This culminates at the Sky Theatre on the sixth floor, which opens up spectacular aerial views into the century-old Heritage Zone. The intentional physical and visual connections between the retail mall and the site subvert the traditional black-box mall. Life Hub @ Bund Central offers a new chapter with experiential and commercial possibilities, inviting locals and visitors alike to walk into the city’s heritage, and immerse themselves in a century of urban transitions.
