Mulberry Grove The Forestias: Condominiums The project offers a precious opportunity to create a set of unique low-rise residential buildings that promote the positivity of living sustainably amid nature in a good community. Mulberry Grove The Forestias Condominiums will provide a gateway to the forest, giving a first glimpse of its trees. As environmental responsibility is key to the site-planning strategy, road and vehicle access to the condominium site is underground, keeping the ground level entirely car-free. This improves air quality and extends the space for residents to walk, experience nature, and ultimately enjoy healthier lifestyles. Each building has a full forest frontage and most buildings are limited to seven storeys, in line with the forest canopy. Moveable external facade screens express the dynamic nature of each unit, while also providing shade and privacy. Vertical voids throughout the building not only maximize natural ventilation across levels but also improve acoustic privacy within units. Each unit is designed around an internal shared space – the heart of the home – bounded by sliding screens for contemporary flexibility and a continued sense of openness and transparency. A welcoming front porch at the entrance of each unit offers a semi-internal/external transition into the privacy of the unit. Communal terraces on the fourth and seventh floor link all apartments and extend internal visibility between floors, promoting social interaction and offering a balance of public and private life for the residents. The design seeks to fulfil all the operational residential building requirements and the sustainable benchmarks of the TREES standard and LEED Gold through rigorous architectural design. The design team also strives to deliver a contemporary, uplifting, and inspiring place for a life embedded in nature, reconnecting and regenerating a positive Thai community within The Forestias. Privacy through voids between units Unlike typical low-rise buildings, Mulberry Grove The Forestias Condominiums features openings in the floor plate on most sides of each apartment. Units consequently can equally feel both independent from and part of the shared spaces. Each unit is accessed through its own private terrace with voids operating both vertically and horizontally, bringing in light and air. Promoting natural daylight and ventilation Natural daylight and ventilation are invited into the condominiums at every level. Triple-height amenity spaces in the central parts of the building are lightly screened to provide shade and protect from rain. Meanwhile each unit is entered via a semi-open porch and enjoys an outward-facing balcony for private outdoor seating. Living together The Mulberry Grove The Forestias Condominiums respond to these needs by providing amenities at every scale of the design as well as continuous shared spaces for residents to enjoy as a community. Communal area The communal terrace is a contemporary interpretation of the courtyard found in traditional Thai houses. It is a space to allow residents of individual units to gather and socialize and offers a platform for activities that could not take place inside units. The clubhouse will provide larger spaces for facilities that could not be accommodated in the amenity spaces of other buildings. These facilities include a swimming pool, a fitness suite, and a function room for hosting and entertaining. Facilities will be elevated to free the ground plane and allow the forest greenery to continue fully through the building.
