The Urban Twins

The Urban Twins is a landmark mixed-use development located at the convergence of Area 1 and Area 2 within the KAFD Green Spine. The project seamlessly integrates two iconic office towers with vibrant retail, F&B, and public realm components, all anchored around the enhanced Wadi corridor. Each office tower, positioned on podiums, comprises 8 typical floors plus an additional office levels that utilizes the podium roof, delivering a total built-up area of 41,100 sqm per tower. With a floorplate efficiency of 86% and a typical area of 2,300 sqm, the towers offer premium workspace in a highly connected location. The podium levels activate the ground plane with approximately 7,000 sqm of F&B space, complemented by mezzanines and generous spill-out areas onto public plazas. Below, Al Wadi level (Pedestrian Zone) offers 3,000 sqm of high-end retail directly engaging with Al Wadi (The Urban Valley). A shared basement car park across five levels (B4–B1 mezzanine) provides 1,665 parking spaces. Contributing to public parks and plazas to the masterplan, making The Urban Twins project, a central, future-ready urban hub.
