CAPITASPRING

Denmark/Singapore · Singapore

The 280 meter tall CapitaSpring tower - one of the tallest in Singapore - is located in the heart of Singapore’s financial district. The 93,000 m2, 51 story mixed use, verdant development continues Singapore’s pioneering vertical biophilic urbanism - creating a diverse neighborhood of places to work, live, eat, and recreate. Positioned close to the Singapore River and the Marina Bay, within walking distance to the Raffles Place MRT Interchange and Telok Ayer MRT Station, CapitaSpring sits in on the site of a former 1984, 10-storey car park structure. The development returns a portion of the historically significant Market Street to the public realm and pedestrianizes the stretch between Malacca and Church streets -creating a new green breathing space for the neighboring tenants and passers-by in the high-density CBD. At the ground floor, visitors are met by a new linear public rainforest plaza and park. A series of spacious activity pockets invite possibilities for fitness classes, temporary art installations, and community events. The ground floor is well connected to the building’s public realm via the 15-meter-high City Room, the through-block pedestrian passage, and connection to the underground pedestrian network. The covered pedestrian setbacks around the building ensure there is sheltered access and passage on all the major frontages of the building. CapitaSpring is a biophilic skyscraper that represents CapitaLand’s vision to build a greener and sustainable future, as laid out in their 2030 Sustainability Master Plan. The biophilic tower reinforces Singapore’s reputation as a garden city, housing over 38,000 plants, with a Green Plot Ratio of more than 1:1.4 - translating to a total landscaped area of more than 90,000 sq ft, equivalent to 140% of its site area. The overall vertical softscape of the Green Oasis mimics the plant hierarchy of tropical rainforests; the hierarchical leaf growth of the plants is in direct proportional relationship to light availability within the vegetation layers. CapitaSpring's rooftop garden, with views of the city, is home to 1-Arden Food Forest. Currently, over 150 species of fruits, vegetables, herbs, and flowers, are grown across five thematic plots to supply the building's restaurants with fresh greens. CapitaSpring has been designated with Green Mark Platinum & Universal Design GOLD certifications. The building also has amenities in support of the sustainable transport vision in the Singapore Green Plan 2030, including a 600-metre cycling path around the building’s perimeter; 165 bicycle parking lots; comprehensive end-of-trip facilities, including 7 shower cabins, 66 lockers, and 2 bicycle repair and pump stations; and 4 electric vehicle (EV) parking lots, 2 of which are equipped with direct 50kW current fast chargers. To reiterate the true symbiosis of architecture and landscape, at the core of the building between the hardscapes of the offices and residences are four connected, levels of organic softscape, called the Green Oasis – a mesmerizing, lush 30-meter open-air garden for work, casual strolls, relaxation, exercise, and events.
