This project lies at the nexus of the Central Business District (CBD) and the future Greater Southern Waterfront development. It is conceived as a “gate tower” to the CBD. Anchoring Anson Road and Tanjong Pagar Road, Newport Plaza will function as a “dual” gateway. The proposed super high-rise tower is on the Tanjong Pagar side. The podium, courtyard and gardens embrace the Anson Road side. The site is south of the CBD, near the future waterfront. Pedestrian traffic is primarily along Tanjong Pagar Road and Anson Road, which are connected by Bernam Street. The development is walking distance from three MRT stations. The west side design features retail units. The east side is open to the public for better access to the proposed privately owned public space (POPS) plaza. The north side comprises has retail spaces and the development’s main entrance. The URA Master Plan provides incentives to rejuvenate and energize the CBD with users to optimize infrastructure and facility use. Critical urban activities will be distributed among various floors and strategically placed. A balanced mix of activities and space usage will be introduced in order to inject life into the city. Biophilic concepts infuse greenery into the tower and the podium. These include the Sky Terrace/Sky Gardens, a green wall, and the Linear Green Urban Edge/Roof Terraces, etc. Focusing on introducing wellness to the city, we have proposed increasing the greenery, creating more shade, smoothening pedestrian flow, boosting bicycle traffic, and creating a series of street spaces, Short-term sustainability measures were adopted in the demolition and construction methods. The project received the BCA Green Mark Platinum and Super Low Energy Building awards for both residential and non-residential components. Major sustainability elements include a low heat gain façade, energy-efficient air conditioning and district cooling, environmentally-friendly fixtures and sensor-driven controls, and an efficient water system using treated, reclaimed wastewater, along with leak detection and rain sensors, etc. The tower will function as a landmark marking the entrance to the CBD from the new waterfront district. The podium forms a covered walkway along the streets. A series of stepped terraces form an "urban hill" which connects the urban greenery and the podium roof, continuing to the tower roof. The podium comprises an office with a panoramic view surrounding the atrium. Each floor has a green terrace. A rooftop garden tops the triangular-shaped tower. Various sky gardens above the podium allow unobstructed views of the area. Project Timeline 2019 - New URA Master Plan; City Developments Limited determined the site redevelopment 2020 - Internationally competition for “office + serviced apartment”. The scheme was later modified by the owner to “residential + serviced apartment + office”. 2020-2022 - Design started by a collaboration of the competition winner and local architect with key consultants (conceptual design, schematic design, DAP) 2021 - Demolition commenced. 2023 - Construction commenced. 2027, 4th quarter - Expected completion.
