Respublika 302–304 houses are the latest phase of the Respublika residential complex. Given the large scale of the project, a key challenge was to balance diversity and unity — in function, lifestyle, and design.Each new phase builds on shared principles from earlier stages, while introducing distinct functional and aesthetic features.The main principles of the complex are: 1. Priority to the pedestrians; 2. Structure of opened blocks (torn perimeter allows to maximize the amount of corner-flats and to create more diverse silhouette of the block); 3. Diversity of public spaces for different needs (places for different types of activity for people with different preferences); 4. Encouragement of street businesses through the concept of active first-floor facades (retail, cafes, co-workings etc.); 5. Diversity of living units layouts to meet the most different needs of different types of families; Houses 302-304 are one of the latest commissioned iterations of the complex. Design of this stage was started during the covid time - and the detailed design and construction was finished during the full-scale war of russia against Ukraine. This project was designed and commissioned in 4 years of great turbulence. What differs this stage of the project from the others — is the promenade scheme. While in previous stages of the project the urban blocks were organized around plaza, here they are “stuck” on a promenade. We implemented the promenade scheme for the first time at Fayna Town RC, and it has proven its benefits through the exploitation and the feedback of users. The pedestrian promenade is designed to “pulse” - to avoid the monotony effect and to guarantee the maximum number of different usage scenarios. Its irregular width creates a “beating” effect which makes the space more dynamic and interesting to interact with. Combined with open-blocks, the promenade structure encourages people to walk around the complex, which enhances social connections in the neighborhood, liveability of the place, and creation of a sustainable community of the dwellers.
