Located along Barcelona’s new green corridor on Cristóbal de Moura Street, T3 Diagonal Mar is a new-generation office building designed to be sustainable, innovative, and focused on user well-being. With a built surface of 3,705 m² over a ground floor plus four levels, this pioneering project is the first T3 (Timber, Transit, Technology) office building by Hines in Europe, entirely built with wood as the main structural element. The building integrates seamlessly with its urban surroundings and environmental context. Sharing a plot with the aparto Cristóbal de Moura student residence, both buildings are connected via a single underground parking area to reduce private vehicle traffic. Additionally, they are powered by the sustainable Districlima system, improving energy efficiency. Wood plays a central role in the identity of the building. From its laminated pine structure to the Yakisugi-charred wood façade—a traditional Japanese technique that protects wood by burning it—the materials have been carefully selected to lower the building’s carbon footprint. The façade features inclined pillars and generous glazing that lead into a welcoming, light-filled lobby where vegetation and natural scents create a warm, sensory experience. Inside, T3 Diagonal Mar fosters a biophilic environment: floor-to-ceiling panoramic windows provide natural light and views of the surrounding tree canopy, seamlessly blending indoor and outdoor experiences. Technical cores are compact and placed against the shared wall with the residence, while staircases are bathed in natural light, encouraging their use over elevators. The entire construction process was driven by BIM technology, allowing precise coordination between structure and building systems. This ensured efficient execution, with the wooden structure assembled in just two and a half months—highlighting the advantages of prefabrication and industrialized systems. The building’s 1,415 m² envelope is composed of prefabricated lightweight panels with charred wood finishes and laminated wood mullions, designed to support fully glazed curtain walls. These panels ensure thermal and acoustic insulation as well as fire compartmentalization between floors. T3 Diagonal Mar is more than an office building—it’s a benchmark in sustainable construction, energy efficiency, and human-centered design. With its pioneering use of wood, cutting-edge technology, and commitment to well-being, it is prepared to meet top international certifications such as LEED, WELL Platinum, and WiredScore.
